Who are we?

usa39-1-10My name is Ricky Reese Farrow.  I have researched and examined land titles for 31 years.  I have hands-on, every day, experience in all facets of the Florida Land Title Insurance and Closing Process. I live and work in Florida and employ some of the hardest working, most capable people in the field. Please see our Company and Personal Resumes under the  Who We Are tab in the main menu.

We don't outsource our work overseas. We don't take shortcuts and we don't promise products we can't deliver.  What we do - and we do a lot of it - is research property records. 

These days, we perform a lot of foreclosure work. We are in the fortunate position to be involved in a part of the process that is very important.  When a Lender takes back a property through a foreclosure,  we try to make sure everything has been done properly for the new families. Florida is a very pro-consumer State and if all parties and all notices are not properly addressed, the entire lawsuit becomes suspect.  We provide Lien Searches and Mobile Home Services on these properties, as well. We also provide research for sales, resales, loans and re-financing. We sometimes do Probate, Environmental, Commercial and Minerals Research - whatever your needs, if the property is in Florida - we can do the research.

The Title Search

A title search should be completed on every land title transaction involving any conveyance of interest or security.  AbstractUSA can provide any type of land title research including:

  • Marketable Record Title Search - This is the industry standard search when insuring an ownership interest in Real Property.  It sets forth the current ownership; tax payment history; security instruments, title defects and all exceptions and restriction that affect the property.
  • Limited Property Profile - This is a limited search usually disclosing the recent deeds, mortgages and tax information.
  • Oil, gas and Minerals Research - Includes all sub-surface interests and how those interest might affect surface improvements.
  • Environmental, Governmental and Municipal Lien Search - This search provides additional research with building departments, code enforcement agencies and utility services, disclosing possible liens not recorded in the Official Records.
  • Pre-foreclosure Reports - This search is geared towards the law firm seeking a comprehensive search to assure all interested parties, title defects and dependable title information.
  • Mobile Home Transfer Requirements - Although not actually a search, retiring a mobile home title can be a laborious process.  AbstractUSA can do the legwork for ou.

Municipal Lien Searches

Governmental Liens include:

  • Code Enforcement Violations - These could result from building without a permit to unsafe improvements. Lot mowing liens, fire equipment outdated, junk vehicles, and even animal behavior can all result in Code Enforcement Liens.  These can turn into a  type of Super Lien that cross-attaches to all property owned by entity. These violations can have daily amounts that add up very quickly to thousands of dollars.
  • Code Enforcement Liens - These liens can be against a Owners Association; a Homeowner or a Lender after foreclosure.  They are not usually 'foreclosable', and rarely joined in foreclosure suits. When a code violation gets this far, the lien is normally recorded and included in a title search, but not always.
  • Open or Expired Building Permits - All building permits have the potential to cause assessments and fines.  They must be closed out whenever possible.
  • Utilities - Water and Sewer provided by the city or county, and not paid, become a lien on the property.

Lien searches (Municipal and County) are often omitted from an abstract or title search.  A separate search of the different government agencies is required to disclose them - they are not always recorded in the Official Records Index!
